Our real estate thematic funds

Olympia Capital Management has developed a strong expertise in real estate asset management, with the launch of several thematic funds since 2013, firstly through dedicated portfolios invested in real estate and private equity assets managed for institutional investors, then we developed three funds:

  • Olympia Italian Opportunities: an Alternative Investment Fund (AIF), mainly invested in the Italian real estate market, launched in March 2016.
  • Olympia Baltic Opportunities: an Alternative Investment Fund (AIF), mainly invested in the Baltic real estate market, launched in April 2015.
  • GAIA Immobilier: an Alternative Investment Fund (AIF) mainly invested in the US real estate market, launched in July 2015.

Olympia Capital Management has an experienced team dedicated to the management of real estate assets and strategic local partners for the selection, analysis and due diligence of real estate assets in the different countries where we invest.

OLYMPIA ITALIAN OPPORTUNITIES

The objective of the Fund is to provide long-term capital growth performance to investors by primarily investing (minimum 80% of the Fund’s net assets) in the Italian real estate market. The Fund will also invest in financial markets (up to 20% of the Fund’s net assets) and will have liquid assets (cash) for a minimum of 5% of the Fund’s net assets. The recommended investment horizon is minimum 10 years.

Olympia Capital Management identified several northern regions in Italy as a great source of real estate investment opportunities and a specific sector as an extremely attractive investment opportunity. Indeed, the consolidation of this sector currently represent one of the most attractive investment opportunity in Italy because :

  • Operators generate higher profits;
  • There is more demand than offer, making the opening of new units very profitable;
  • Operators therefore prefer to sell the real estate to generate the cash necessary to build new facilities.
  • This offers the unique opportunity to acquire some high quality assets, usually rarely available.
  • Due to the intensive involvement of state/regional government in supervising and controlling operators, and due to the significant subsidies granted to compliant operators, investors’ risk is highly reduced.

Olympia Capital Management is looking for high quality assets, held by companies that prefer to sell their most performing assets to generate the cash needed to build new nursing homes. This fund has acquired two nursing home properties located in Lombardy and in Veneto and has invested in several other high quality assets.

OLYMPIA BALTIC OPPORTUNITIES

The objective of the Fund is to provide long-term capital growth performance to investors by primarily investing (minimum 80% of the Fund’s net assets) in the Estonian real estate market. The Fund will also invest in financial markets (up to 20% of the Fund’s net assets) and will have liquid assets (cash). The recommended investment horizon is minimum 10 years.

The Baltic countries and especially the Estonian real estate market is a small size market and generally neglected in favor of some other European countries:

  • Due to this, the property capitalization rates are generally 2.0% to 3.0% higher than in western Europe;
  • Cap. rate convergence to the euro-area is likely, however even if that does not happen, the 6.0% to 8.0% yields provide a high enough return to equity (usually in excess of 12% with moderate leverage);
  • Yield on commercial real estate are some of the highest in Europe.

The real estate properties are selected by Olympia Capital Management, with the support of a local partner specialized in real estate, which enables us to have access to unique investment opportunities and a quality service. This fund invested in various office building properties in Estonia mainly rented to government entities. We seek properties that already have a satisfactory cash flow and are able to service bank debt and favor high-quality tenants and long-term unbreakable rent agreements. Thanks to their location, characteristics and rental conditions, these real estate investments offer stable long-term yields and a potential significant value-added to investors.

GAIA IMMOBILIER

The objective of the Fund is to provide long-term capital growth performance to investors by primarily investing (minimum 80% of the Fund’s net assets) in the US real estate market. The Fund will also invest in financial markets (up to 20% of the Fund’s net assets) and will have liquid assets (cash) for a minimum of 5% of the Fund’s net assets. The real estate allocation will mainly consist of offices, business premises, industrial premises, warehouses, commercial premises, hotels, service residences, health establishments and any other type of asset. ‘real estate business ; of residential premises and will be located mainly in the major cities of the United States of America. The recommended investment horizon is minimum 10 years.

This fund is available to institutional investors only.

This fund has invested in two residential real estate projects located in major cities in the eastern coast of the United States.

New real estate investment opportunities are currently being analyzed by Olympia Capital Management in different countries.
